River Edge and River Isle are the first two neighborhoods within the 320-acre development off of Childsdale Avenue south of the Rogue River in Rockford. River Edge, on the west side of Childsdale Avenue, has 10 lots on roughly 20 acres, while River Isle, on the east side offers 20 lots on approximately 33 acres. Another 28 acres of wooded land surrounds the lots, and river frontage is in excess of 3,000 feet
The Rivers will offer "more enduring styles" than those normally seen in other developments, and the homes will be efficient and comfortable in terms of design, yet offer quality residences (and spacious lots) for people who want upper mid-level homes.
Our goal is to maintain pleasing aesthetic relationships of building to site and building to building, yet, not restrict individual creativity.
We are looking to the older neighborhoods of Grand Rapids for the architectural inspiration for our most recent communities, River Edge and River Isle. There are many different styles represented throughout these neighborhoods and though two very different style houses may be side by side the overall effect works because great care was taken in how these homes were detailed. Achieving the proper scale, proportion, and detail of all exterior elements is the key to creating a beautiful home and a street of beautiful homes creates a beautiful timeless neighborhood.
By adhering to a predetermined list of materials and design standards, the aesthetic
"Old World" feel can be maintained within WLC developments.
• Residences and outbuildings shall be constructed with quality exterior materials
consisting of brick, stucco, stone, masonry, cedar, and fiber cement. Vinyl siding
permitted only on side and back elevations. Facia and all windows are to be trimmed using natural materials such as cedar and fiber cement. Front doors shall be wood painted or stained.
• Roofs will be made of cedar, slate, metal, fiberglass, or asphalt shingles. Chimneys shall be constructed with brick or stone or masonry materials. Side facing garages are preferred. Front facing garages have carriage house style doors. Driveways will be brick, cement, or asphalt.
*Min. size and space requirements of above grade finished living areas: 1 story (1,700 sqft), 1-1/2 story(2,000 sqft), 1-1/2 story(2,200 sqft) **Architectural exceptions to these standards may be permissible provided they are approved the architectural review committee.
